Senior Site / Project Manager | £7m New build concrete frame and basement (residential + commercial)
Salary £60,000 - £70,000 plus Comprehensive Benefits Package

Are you on the cusp or project management, but not getting the opportunity where you are? Would you like to work for a traditional building contractor, with an excellent name, who allow you the autonomy to deliver a project from start to finish, but without the excessive red tape and typical tier 1 protocols?
This 120-year-old family owned, £50m turnover building contractor focuses on the delivery of construction projects ranging from £1m - £30m, including refurbishment and new build. They work in a variety of sectors across London and the South East including: education, local authority, commercial, private residential, health, sports and leisure, embassy and religious buildings.
Due to recent contract wins, a healthy order book of work from a good client base and a stable workforce, they are looking for a new Project Manager to join the team. Rather than a fully-fledged project manager, the company would also consider good No 1 Senior Site Managers, looking for the step up. Must have run their own projects up to circa £5/6m, with a main contractor.
The project is a 2-stage tender, £7m new build concrete frame and basement in north London. The work comprises demolition of existing houses and new build of a 6-storey building (commercial and parking on lower and residential above - 15no, 5-bed units). The project also involves a new build synagogue. 65 weeks on site.
The Project Manager will form a central part of the project delivery team. Working alongside a Commercial Manager, Project Leader and Site managers, the Project manager will be responsible for the successful delivery of the project safely, on programme and budget and to the high levels of quality expected.
Health and safety on site.
Ensuring RAMS are in place, appropriate and understood by operatives for all activities on site.
The Management of the Contract ensuring that the scheme is built in full accordance with our obligations.
Driving the project, its design, coordination and procurement to ensure that the contractual programme is delivered.
Review and audit of the design & specifications in reference to the Bill of Quantities / Employers requirements. Working with the design teams and designing subcontractors and suppliers to ensure information is complete, accurate and buildable, prior to being required for procurement and or on site.
Programme management, recording and updating progress/ drop line against base line.
Working with the Commercial manager on procurement, including ensuring complete packages, deliverable to the programme.
Material take off and requisitioning.
Managing supply chain.
Managing site managers.
Chairing weekly key supply chain meetings and issuing minutes with actions.
Ensuring work areas being ready for trades ensuring productivity.
Reporting to Clients and Project Leaders.
Operation and maintenance / aftercare.
Planning sign off.
Management of employment and skills obligations.
Site administration and record keeping.
Project managers will need good communication, management and negotiation skills and take responsibility and ownership of their tasks. They will have a methodical working ethos, good IT skills, will be organised, meticulous, have an eye for detail, good time management skills, be able to problem solve and demonstrate initiative and flexibility.
Strong construction knowledge
Experience in Bill of Quantities and Design and Build projects
Understanding of JCT contracts.
Strong IT skills
Asta Project Programme / other programming software
