** Quantity Surveyor - 8/12 month freelance Contract - Oxford **

The Project:
·Site based Quantity Surveyor required to work on an education project in Central Oxford.
·The project is circa £10m to £12m in value, well established with about a year to run.
·The extremely complex demolition, façade retention, temporary works, groundworks and frame packages are mostly complete, and they are beginning to close up the building
·The project is being constructed to Pasivhaus Standards and will house the College's Special Collections
·JCT SBC 2016 with some CDP.

Reporting to:
·A very capable Managing QS on site, who has been involved in the project since commencement, and plan for this individual to be involved until their works are completed

The Role:
·Need support with controlling and developing our variation account and possibly managing a number of the trade packages.
·This temporary position is site based and for the right candidate the placement could last 8 to 12 months.
·This is a complex project requiring the services of a well experienced QS / Senior QS.

Job Title:
Quantity Surveyor but in other organisations could be known as QS, Project Quantity Surveyor, Project QS, SQS, Senior Quantity Surveyor or Commercial Manager.

Quantity Surveyor OR Senior Quantity Surveyor | Ultra-Prime Residential Specialist
Permanent | Central London
Salary Negotiable (circa £60,000 - 80,000 DOE) + 10% bonus
Start June / July 2023

*Quantity Surveyor opportunity for a leading London based, ultra-prime residential specialist*

This client has built a reputation as a leading, international, super-prime specialist residential company. Armed with in-house design and architecture, a strong client base and supply-chain, and being extremely financially secure, they can offer a genuine one-stop approach to high-net worth clients.

Their projects vary from £750k - £26m, and are all super-prime residential projects for high net-worth clients. They are on the lookout for a Quantity Surveyor or Senior Quantity Surveyor to join the team.

Notable Experience:
·At least 5yrs post-graduation experience
·Track record of time spent with (a) previous company (ies)
·High-end residential (prime) refurbishment and fit-out OR refurb / basements / structural / fit-out (high-end)

Responsibilities:
·Managing costs for prime London refurbishments.
·Report to Commercial manager / Commercial Director, joining a team of 4.
·Preparation of all project related financial report and forecasts.
·Completion of project CVR periodically.
·Direct liaison with employers and employer's representatives. Direct interface with the project team
·Conducting feasibility studies and preparation of cost plans relating to contractual work for clients' information.
·Set, monitor and report on project procurement strategy
·Preparation of tender packs, contract documents (including Bill of Quantities) and analysis of costs from tenders.
·Interviewing contractors, allocating orders, confirming contract terms and warranties.
·Regular pricing and monitoring variations to contracts ensuring prompt agreement from relevant parties.
·Valuing completed works and issuing monthly valuations.
·Agreement of Sub-Contractor Payment Certificates.
·Efficient agreement of subcontractor final accounts.
·Maintain a positive cash position on the project throughout the duration of the works.
·Seek to maximise margin whilst not compromising on quality of delivered product.
·Maintaining knowledge of current building contracts in use.
·Understanding the implications of Health and Safety regulations and the collection of relevant
paperwork from contractors.
Represent the business in a professional manner and as an ambassador of the company
